Despite $1.3M price, traditional ‘gem’ in Candler Park claimed in days - Curbed Atlanta

For cyclists, joggers, and other patrons of PATH’s Freedom Park Trail in Candler Park, this place probably looks familiar.

With its handsome light-blue facade and obvious Craftsman inspirations, the five-bedroom residence with no shortage of porch space was built in 2008 at the park’s edge, a few blocks from Little Five Points.

Listed Thursday with Engel & Volkers Atlanta for the first time in years, it’s described as a unique Candler Park “gem” and rare opportunity with such access to green space.

And the marketing appears to have worked.

Despite a $1,275,000 asking price that’s still relatively high for the area, the Euclid Avenue property went under “pending” status Monday.

It’s angling to be just the third house sold recently for more than $1.2 million in the neighborhood. The asking price would make for the second highest sale in recent years—and likely ever—in Candler Park.

Various seating arrangements on the elevated, wraparound porch.

Inside, the five-bedroom, four-bathroom home brings 3,400 square feet of finished space, with not a lick of it being “builder-grade or cookie-cutter in any way,” per the listing.

The interior leans as warmly traditional as the outside, with moldings and tray ceilings galore, a wide staircase, and a nifty double-sided fireplace.

Not surprisingly, the Bike Score shines at 74, or “Very Bikeable.” (Less appealing but understandable, given the quiet residential location, is the Walk Score of 65).

The home last traded for $835,000 in the economic dark days of 2011, records show.
