According to the home’s agent, Samantha Towers, the prominent use of stone and wood is typical of the traditional high-mountain constructions, and of most homes in Andorra. 

The granite on this home’s facade is of particular importance to Andorran architecture, a trend which began in the 1930s, Ms. Towers explained. At this time, Andorra started shifting from a rural society to a more urban one, and the arrival of Spanish stonemasons led to a new Catalan style of residential architecture, in which granite mined from Andorran quarries became a leading design element.

While its materials nod to tradition, this home has also been injected with "a striking touch of modern style and refinement," Ms. Towers said, incorporating clean lines, expansive windows, and open-plan rooms with soaring ceiling heights. The home’s orientation takes advantage of the stunning surrounding landscape, and every room in the house enjoys a view over the mountains of the Sant Julià de Loria area.

Although the house is 10 years old, its technologies are up to date with today’s standard, complete with smart home capabilities.

The 12,916-square-foot home has six bedrooms and seven full bathrooms, spread over three levels. The bottom floor is designed like a separate apartment with two bedrooms.

Neighborhood Notes   

One of Andorra’s more surprising claims to fame, according to Ms. Towers, is that it has one of the world’s highest life expectancies. Located in the eastern Pyrenees mountains, it may be the small principality’s fresh mountain air that accounts for this, though the quality of life in Andorra could also have something to do with the longevity of its residents. "Crime is low, unemployment is low, and the euro goes further in this landlocked nation than in neighboring Spain and France," Ms. Towers said. 

The official language is Catalan, and native Andorrans comprise only about a third of its population, the rest being a mixture of mostly Spanish, Portuguese and French residents, according to Ms. Towers. 

This property sits in the small residential village of Aixirivall, in Sant Julià de Lòria, one of Andorra’s seven parishes, which lies closest to the Spanish border. According to Ms. Towers, the village carries the air of authentic Andorran life, complete with spectacular mountain views, while Sant Julià is one of the least touristic of Andorra’s parishes, populated primarily by locals. 

The Sant Julià town center, just a five minute drive from Aixirivall, features the University of Andorra, and an outdoor adventure park called Naturlandia. While the town offers an array of shops, businesses and restaurants, Andorra la Vella—the capital—is also less than a 15-minute drive from the property via a convenient tunnel, according to Ms. Towers.
